Home Additions & Room Additions in Dallas–Fort Worth

Primary suites, family rooms, second stories and garage conversions — engineered, permitted and built to look like they were always there.

Moving is expensive and DFW inventory is tight. An addition gives you the space you need in the neighborhood and school district you already love. LRTX Remodel designs and builds room additions, primary suites, second-story additions and garage conversions across Dallas–Fort Worth.

Types of additions we build

  • Primary suite additions: bedroom, bath and closet, often on the ground floor for aging in place.
  • Family room and kitchen bump-outs: a few hundred square feet that transform how the house lives.
  • Second-story additions: new bedrooms and a bath over existing living space or the garage.
  • Garage conversions and ADUs: guest suites, home offices and in-law quarters where city zoning allows.
  • Sunrooms and enclosed patios.

From feasibility to final inspection

Every addition starts with feasibility: lot setbacks, easements, impervious-cover limits, HOA rules and the city’s zoning. Then we produce drawings, have the foundation and framing engineered for North Texas clay soils, and submit for permit. During construction we tie the new foundation to the existing slab correctly, match brick, siding and roof lines, and size HVAC for the added load so the new rooms are as comfortable as the rest of the house.

Cost

Additions in DFW typically cost $225–$425 per sq ft. Bedrooms and living space are at the lower end; additions with a bathroom or kitchen, a second story, or complex roof tie-ins are at the higher end. See the home addition cost guide.

Home Additions & Room Additions in Dallas–Fort Worth FAQs

How much does a room addition cost in DFW?

Typically $225–$425 per sq ft. Adding plumbing (a bathroom or kitchen) or building up instead of out raises the cost per square foot.

How long does an addition take?

Design, engineering and permitting usually take 6–12 weeks; construction takes about 3–6 months.

Do I need HOA approval?

Most DFW HOAs require architectural review for additions. We prepare and submit the drawings and material samples.

Can my foundation support a second story?

Sometimes. A structural engineer evaluates the existing slab and framing; reinforcement may be needed. We include that evaluation in feasibility.
